Reservations
- A reservation is secured with a 25% down payment via credit card.
- Full payment is due 60 days prior to the arrival date.
- The remaining balance will be charged to the same credit card used for the deposit.
- The card on file must have an expiration date beyond the checkout date.
- Submitting your down payment authorizes the remaining balance to be charged on the
due date.
- For reservations made less than 60 days before arrival, full payment is required at the time
of booking.
Cancellations
- 61+ days prior to arrival:
- Option to apply your deposit as a credit toward a future stay, or
- Receive a refund minus a $50 administrative processing fee.
- Less than 61 days prior to arrival:
- All payments are non-refundable and non-transferable.
Refunds & Acts of Nature
The Colony Inn does not issue refunds due to:
- Hurricanes
- Extreme weather
- Power outages
- Airport closures
If your unit is deemed uninhabitable, you may reschedule your reservation within
two years. We
strongly recommend travel insurance to protect your investment.
Travel & Damage Insurance
We recommend purchasing CSA Vacation Rental Insurance, which provides protection
for:
- Trip cancellations & interruptions
- Travel delays
- Medical & dental emergencies
- Rental car damage
Optional but highly recommended.
Vacation Rental Damage Protection (up to $1,500 coverage) is also available for purchase
prior to or at check-in.
Damage Policy
Guests are responsible for any damage caused by negligence, recklessness, or intentional
acts. The
Colony Inn reserves the right to charge your card on file after departure if damage is discovered.
Cleaning Requirements
A starter supply of paper products and soap is provided. Please bring or purchase
additional items as needed.
To avoid additional cleaning fees ($100/hour, 1-hour minimum), please:
- Open all window shades/shutters before leaving
- Place soiled towels in the bathtub
- Load and run the dishwasher
- Leave floors generally clean
- Properly bag and dispose of all trash and recyclables
- Clean the refrigerator, microwave, and other appliances
- Pick up any litter and place it in outdoor bins
- No glitter or confetti is allowed anywhere on the property
Property Use & Rules
Facilities
Use of Colony Inn amenities is limited to registered guests only.
Smoking
- Smoking is not allowed in any unit, on lanais, or walkways.
- Permitted only in designated outdoor areas.
- A $250+ fee will apply for smoking violations.
Parking
- One vehicle per unit
- No trailers, RVs, or motorcycles
- Vehicles must display a Colony Inn parking pass or be subject to towing at owner’s
expense.
Plumbing
- Do not flush feminine hygiene products.
- Use minimal toilet paper to avoid clogs.
- Do not pour grease down drains.
Pets
- No pets are allowed.
- Only certified service animals are accepted.
- Certification must be submitted 30 days prior to check-in.
Pool Rules
- No body oil, makeup, or hair products in the pool
- Children must be supervised at all times
- Use only non-breakable containers
- No food allowed in the pool area
- Keep gates closed and latched for safety
Right of Entry
Colony Inn staff reserves the right to enter any unit to:
- Investigate disturbances or damage
Perform maintenance or repairs
- Show the unit to potential buyers or guests (advance notice will be given)
Indemnification & Liability
Guests and their invitees use Colony Inn property at their own risk. While we strive to maintain our
vacation units in excellent condition, no guarantees are made regarding the suitability, safety,
or
performance of any structure, appliance, furnishing, or utility.
Colony Inn and its property owners are not liable for:
- Injuries or damages caused by use or misuse of property features (e.g., pools, BBQs, furniture,
appliances)
- Allergic reactions, mold, or environmental sensitivities
- Malfunctions due to natural events, acts of God, or circumstances beyond our control
By reserving a unit, guests agree to indemnify and hold harmless Colony Inn, and property owners from
any claims, losses, or liabilities related to their stay.
